From first call to handover
Consult
Forty minutes in the space, or on a call with the floor plan open. We come back with a written scope, a realistic range and the things we think are not worth doing.
Design
Layouts, elevations, a finish schedule and a 3D of every room that changes. Two rounds of revisions are included; almost nobody uses the second.
Build
Civil work, carpentry and services, supervised by us and invoiced by the contractor directly to you. We are on site twice a week and the site log is shared.
Style
Furniture, lighting, textiles and the last two hundred small decisions. We hand over a photographed room, not a room with boxes in it.
Where the money goes
Our design fee is fixed at the end of stage two, once the scope is written down, and it does not move afterwards unless you change the scope. Procurement is at cost: we pass through the supplier’s invoice and we do not take a commission from any vendor, which is why we can tell you a cheaper tile is the better tile. Contractors invoice you directly and we check the bill against the site log before you pay it. The one thing we will not do is quote a number before we have seen the space, because that number is always wrong and it is always wrong in the same direction.

How long does a full home take?
Twelve to twenty weeks from drawings to handover, driven almost entirely by how much civil work is involved. A flat that needs no walls moved lands near twelve; one with a new kitchen wet area lands near twenty.
Do you work with my contractor?
Yes, and often. If you already have a builder you trust, take our design-only engagement — you get the drawings, the finish schedule and the procurement list, and we stay available for site queries.
Do you take commission from suppliers?
No. Procurement is passed through at the supplier’s invoiced cost. It is the reason we can recommend the ₹90 tile over the ₹400 one without it costing us anything.
What if I only want one room?
That is most of our work. Kitchens and primary bedrooms are the two most common, and a single room runs four to eight weeks.
